Article content At the start of September, it issued a request for proposal (RFP) to sell and develop municipally owned land on Hudson Street. The entire site is 41.5 acres. Article content Article content A revised concept plan from the municipality has split the site into three lots to make development more manageable. The three lots total about eight acres altogether. Article content Article content This is a much smaller scale compared to a previous concept plan for the site in 2022, which proposed building about 525 housing units on the entire site. Article content There was interest in the development at the time; however, market conditions didn’t support the scale of the project. Article content “The needs of the community, and the developers were saying, ‘This is a huge development. Can we do it in incremental pieces?’ and council looked at that, and this is where the RFP came from, basically,” said Colchester County Mayor Christine Blair. According to the RFP, the municipality is accepting proposals for both market-rate housing developments, as well as developments that include affordable and/or attainable housing. Article content The land is zoned as residential high-density, meaning up to 16 units can be built on each lot as of right. However, staff said they expect to see interest in building more units than this to maximize servicing and location.
