The action
This three-bedroom house was one of a half-a-dozen bungalows for sale this spring in the north end of Vaughan, a few kilometres east of Highway 400. Two potential buyers made clear their interest but said they needed to sell their own properties before they could proceed.
“Several prospective buyers were waiting to sell their existing homes before moving forward, while one couple had an offer on their property and was expected to proceed once their sale became firm,” said agent Gary Cirillo.
“I held off on reducing the price while waiting for those potential buyers to make a decision.”
Eleven weeks later, in July, the first written offer finally emerged, but was rejected as inadequate. In response, the home was relisted with a new asking price below $1.3-million. The same buyer immediately raised their offer to $1,275,000.
“I recommended reducing the asking price by $50,000 to generate renewed interest, create a sense of urgency in the market, and encourage the existing buyer to improve their offer,” Mr. Cirillo said.
“That was basically accomplished the next morning.”
